We’re proud to share that Louisville Business First has featured Highgates Development in its latest residential real estate coverage, highlighting progress on the $300 million development taking shape near The Parklands of Floyds Fork.

Located at 8000 Broad Run Road, the development will bring together two new residential communities — The Village at Parklands and The Reserve at Parklands — comprising a combined 785 homes.

Highgates Development is serving as general contractor and builder for The Village at Parklands, working alongside Studio Kremer Architects. The community will introduce 190 two- and three-bedroom townhomes, with estimated rents starting from $2,500 per month. Homes will feature granite countertops, stainless steel appliances, and in-unit washers and dryers.

Alongside The Village, Pulte Homes is developing The Reserve at Parklands, which will comprise 595 single-family homes ranging from approximately 2,000 to 3,000 square feet. Prices are expected to start in the mid-$300,000s.

Residents across the communities will have access to a range of shared amenities, including a clubhouse, fitness center, swimming pool, dog park, walking and sitting areas, and outdoor grilling stations. Highgates broke ground on the development in August 2025.

The project represents another significant addition to Highgates’ growing portfolio in Louisville and Southern Indiana. Our developments in the region also include 5604 Apartments, Cedar Creek Flats, Glengrove Apartments and Lancaster Lofts, reflecting our continued investment in creating high-quality residential communities across the area.
