Southcliff Apartments
Southcliff made significant vertical progress throughout the third quarter. Building 1 moved from framing into mechanical, electrical, plumbing, insulation, and drywall work, while Building 2 progressed from slab work to completed framing. Buildings 3 and 4 also advanced substantially, with Building 3 nearing completion of framing and Building 4 reaching the third floor by the end of September.
Site and exterior work progressed alongside the buildings, including fire suppression installation, brickwork, sidewalks, landscaping, irrigation, and continued sewer infrastructure. Work is now extending farther into the property, with rear building pads advancing and foundation permits received for the final three buildings.
5604 Apartments
Q3 marked an important transition at 5604 as the community moved further into leasing and occupancy while construction continued across the remaining buildings. Leasing momentum remains strong, with the community currently 23.8% occupied and 39.7% leased. To date, only two buildings, totaling 48 units, have been turned over from construction, while 30 apartments are already occupied, demonstrating strong early leasing velocity as additional buildings come online.
Building 2 received final inspections and the model unit was completed during the quarter, while Building 5 also reached final inspections and began welcoming residents. Buildings 6 and 7 continued through final mechanical, electrical, plumbing, paint, and finish work with preleasing underway, while Building 8 advanced through drywall, flooring, doors, and trim. Throughout the quarter, sidewalks, asphalt, grading, irrigation, and landscaping also continued as more of the community moved toward completion.
The Reserves at Parklands
The Reserves at Parklands continued to make steady infrastructure progress throughout Q3. Phase 1 paving was completed and the water line successfully tested, while storm sewer and water infrastructure moved forward across Phases 2A and 2B. By the end of September, storm sewer installation in Phase 2B was complete and water line installation had begun in Phase 2A.
LG&E also began utility installation from the rear of the site toward the front, and the entry monument progressed through the city approval process. Off-site improvements are now largely complete, with final asphalt and paint remaining, while the team continues coordinating utility crossings and final paving ahead of winter.
